There are 2 areas of cost when selling your home with an agent

Since January 3, 1996 , fees and expenses for the sale of all types of land and business are a matter for negotiation and agreement. These may not relate to the services provided by the agent, some agents just charge a high fee because they can.

You should not assume anything, no matter which agent you talk to.
Not all agents are the same!

The services we provide are:

SERVICES PROVIDED FOR SALE OF A RESIDENTIAL PROPERTY BY PRIVATE TREATY OR PUBLIC AUCTION.

Provide an appraisal of the market value of the property.
Provide details of all alternative types of agency appointment available and prepare authority to act
Recommend ways to optimise the appeal of the property.
Provide a marketing proposal, to include marketing schedule and advertising budget strategies for introducing prospective buyers to the property
Determine any existing tenancy arrangements.
Undertake prescribed inquiries.
Arrange appropriate signage for the property.
Arrange and lodge approved advertising and promotional material.
Introduce buyers to the property.
Provide regular reports on the level of buyer interest.
Arrange open inspection program for at least the initial marketing period (dates./times). Liaise with the occupier to arrange inspections.
Conduct an inspection of the property with prospective buyers.  Submit all offers to the Vendor.
Establish, prior to the auction, a strategy for the conduct of the auction, taking into account the seller's instructions and the level of buyer interest
Prepare and display the necessary documentation to effect the sale.
Conduct the auction, either on site or OnLine.
Negotiate a sale in accordance with the seller's instructions.
Collect and receipt the deposit in accordance with the Land Agents Act 1994.
In the event that the property is not sold, maintain contact as required to review the sale campaign and extend it for an agreed time and for and additional agreed advertising budget.
Provide the opportunity for a final inspection.
Liaise with legal representatives of all parties to facilitate sale and settlement.
Such other services that are mutually agreed.

OnLine Auctions (Covid-19 restrictions)

As from 12 January 2022 changes to restrictions mean we can now run onsite auctions and in-room auctions (with crowds), auctions will also be run online using a computer, tablet or smart phone. We have designed a solution to be as flexible and as easy-to-use as possible. Brenton Ward Real Estate is committed to providing our clients with the most up to date marketing and sales methods with one being online auctions, easily and securely. We have the ability to ensure we continue to provide a high level of service to our vendors and bidders.

SERVICES PROVIDED FOR MANAGEMENT OF A RESIDENTIAL PROPERTY

Prepare authority to act which incorporates appropriate instructions from the landlords for attending to requests for maintenance and repairs, dispersal of net rent insurance and any other payments.
Collect and monitor rental payments in accordance with the tenancy agreement.
Advise the landlord of any known breach of the terms of any Tenancy Agreement immediately upon becoming aware of same.
Pay authorised accounts and statutory charges.
Disburse the net rent to the owner in accordance with the landlords instructions, with a statement detailing all outgoings.
Prepare annual revenue and expenditure statements.
Pay rates, insurance premiums, body corporate fees and/or any other payments as instructed.
Establish and maintain property and rental records.
Conduct an agreed schedule of regular inspections of the tenanted property.
Advise the owner of maintenance requests from tenants.
Undertake regular maintenance reporting.
Attend to maintenance requests from tenants.
Advise landlord on necessary repairs and maintenance, prepare specifications for tradespeople, arrange quotations for repairs and maintenance, confirm completion of works, pay tradespeople's accounts.
Undertake project management of capital repairs and improvements
Administer rental reviews and lease expirations.
Arrange insurance cover as directed and oversee any insurance claims.
Prepare applications and serve notices in compliance with the relative legislation and/or the tenancy agreement.
Represent the landlord at statutory tribunal hearings or Corporation meetings.
Undertake inventory where required.
Refer any application for assignment or sub-letting to the Landlord.
Such other services that are mutually agreed.

Property Management Fees: (Fees and charges are all inclusive of GST) 
All fees and charges are calculated on gross collections, are variable on multiple dwellings and are paid by the person employing the agent.

Professional fee Letting fee 2.2 weeks rent
Renewals and rent review 1.5 weeks rent
Management fee Residential property  7.7% of gross collections
   
Charges Advertising all costs to be met by the landlord  As expended
Payment of accounts  $5.50 per account.
Copying, postage, fid & bdt   $0.00 per month.
Tribunal hearings  $165-00 per hour.
Inventory  $165-00 per hour.

SERVICES PROVIDED FOR MANAGEMENT OF A COMMERCIAL/INDUSTRIAL PROPERTY

LEASING A COMMERCIAL PROPERTY
The Agent may agree to perform some or all of the following services for a fee negotiated with the client.
Inspect the property, provide a market appraisal, recommend any  property improvement and prepare authority to act.
Market the property (including design, preparation and placement of agreed advertising).
Receive, process and check tenancy applications.
Select a tenant in consultation with owner.
Arrange preparation of the appropriate documentation.

the condition report
inventory of fixtures and fittings
others specific to negotiated terms of the lease agreement
Provide a copy of additional documentation that may be required under government legislation.  Brief the tenant(s) and landlord(s) on their respective rights and duties.
Collect and receipt the security deposit and rental payment for the first period of the lease agreement (cash or bank cheque only).
Pay the security deposit into a trust account in accordance with the arrangements within the lease agreement..
Disburse the net rent to the owner with a statement detailing all income and authorised outgoings.
Such other services that are mutually agreed.

COMMERCIAL PROPERTY MANAGEMENT

The Agent may agree to perform some or all of the following services for a fee negotiated with the client.
Negotiate and enter into a Management Agreement including instructions from the owner for attending to requests for maintenance and repairs, dispersal of net rent, insurance payments and any other payments.
Collect rental and other charges in accordance with the lease agreement.
Pay authorised accounts and statutory charges.
Disburse the net rent to the lessor in accordance with the lessor's instructions with a statement detailing all income and expenditure.
Prepare annual revenue and expenditure statements.
Prepare budgets.
Pay rates, insurance premiums, Body Corporate fees and/or any other payments as instructed.
Establish and maintain property and tenancy records.
Conduct an agreed schedule of regular inspections of the tenanted property.
Undertake regular maintenance reporting.
Attend to maintenance requests from lessees.
advise lessor on repairs and maintenance if necessary.|
prepare specifications for tradespeople
arrange quotations for repairs and maintenance confirm satisfactory completion of works.
Negotiate service contracts.
Manage municipal and other rates and prepare and lodge valuation objections if required.
Liaise with the lessee and manage lessee expenses and outgoings.
Undertake project management of capital repairs and improvements.
Administer rental reviews and lease expirations.
Co-ordinate and investigate any lease assignments and sub-letting applications.
Arrange insurance cover as directed and oversee any insurance claims.
Prepare applications and serve notices in compliance with the relevant legislation and/or the lease agreement.
Represent lessor at any statutory arbitration hearings, Body Corporate or trader association meetings.
Engage appropriate arbitrator/valuer to determine rental review disputes in accordance with terms of lease.
Such other services that are mutually agreed.

Management Fees: (Fees and charges are all inclusive of GST)

SERVICES PROVIDED FOR ACQUISITION OF RESIDENTIAL PROPERTY:

Attend meetings to establish the extent of the services required and to be provided and prepare authority to act.
Obtain full brief for either a freehold acquisition or leasehold acquisition.
Consult with and determine client’s requirements.
Locate potential properties on and off the market.
Evaluate potential property use consulting with local government authorities as needed.
Provide recommendations on purchasing strategy.
Negotiate property purchase (or lease as the case may be) on the best possible terms.
Attend and bid at auction on purchaser’s behalf.
Obtain marketing and legal documentation.
Liaise with Vendor’s agent (if appointed) or Vendor.
Liaise with and brief client’s solicitor/conveyancer regarding legal documentation.
Advise client to carry out appropriate checks on building including structural survey if required, also land and geo-technical survey.
Arrange consultants’ reports on building and/or plant.
Arrange valuations.
Arrange environmental tests (or advise clients to arrange) and site report.
Re-negotiate existing tenancy agreements or new tenancy agreement and advise regarding ongoing management of the asset.
Advise on arranging finance and insurance.
Arrange venture partners.
Such other services that are mutually agreed.
